Wow, you are a good friend to her. The worst thing you could do is say nothing. Obviously she is not making good decisions for herself..maybe she tends to overthink things to the point where she gets confused and that leads to a bad decision. Maybe she needs to know she is capable of being fine and good by herself and then she will see that adding a partner to the equation just sweetens the deal instead of it being necessary and a dependence thing. Just word things nicely and don't sound accusatory and if you are wanting to suggest her not buying a house with that guy do it in a way that makes it seem like it is her idea and not yours.
